1. The Legend Oaks Plantation Golf Club course offers a traditional style course more akin to the Pinehurst style. Legend Oaks features a classic layout nestled in Charleston’s historic plantations area.

2. Pine Forest Country Club golf course has a four star rating by Golf Digest. Golf digest also describes the course as “The Hidden Gem in Charleston”. Located in Summerville and only a few miles off of I-26 Pine forest is the perfect golf course to stop at on you way out of Charleston.

3. Golf Club at Wescott Plantation golf course is designed by Dr. Michael Hurdzan and was selected for the 2007 Hooters Professional Golf tour and as a Nationwide Tour qualifier in 2006. This 27 hole golf course is set among live oaks and built on an old plantation. The design features traditional earthworks and classic bunkering.

4. Coosaw Creek Country Club golf course is designed by Arthur Hill and is a par 71, 6,593 yard semi-private course with plenty of Lowcountry character. Blessed with unusual rolling terrain this is a challenging course with undulating greens and a variety of longer drives and strategically placed bunkers and water hazards.

5. Shadowmoss Plantation Golf Club golf course is located off Highway 61 just south of Drayton hall, Magnolia Gardens and Middleton Place. The course offers immaculate ultradwarf greens and has 5 sets of tees for golfers of all levels.

6. The Links at Stono Ferry golf course features incredible golf with a historic flair. Designed by Ron Garl this golf course offers one of the most exciting tests in the area and is known for its back nine heroics and the island green18th hole.

8. Dunes West Golf Club course is designed by Arthur Hills and is located on the site of the historic Lexington Plantation. Ranked in the “Top 10 Resort Courses” by both golf magazine and golf digest. This pare 72, 6.600 yard masterpiece is one of the best you ever play.

Cougar point is designed to challenge scratch players while providing an enjoyable round for players of all skill levels.

Turtle Point has a low profile design that takes advantage of the islands natural contours and dune ridges. The course flows seamlessly through interior forests of hardwoods and palmettos, along blackwater lagoons, and finally to three spectacular holes along the Atlantic Ocean.

17. Kiawah Island Golf Resort Osprey Point Course is designed by Tom Fazio and opened in 1988. Set amid pristine lagoons, marshes and maritime forests Osprey Point offers panoramic views from every hole. The setting for the course features four large natural lakes and fingers of saltwater marshes. Osprey Point was recently awarded 4 ½ stars in Golf digest’s “Best Places to Play” readers poll.

18. Kiawah Island Golf Resort The Ocean Course is one of Pete Dye’s most superb designs. The Ocean Course has been selected as the host site for the 2012 PGA Championship. It first received attention as the host of the 1991 Ryder Cup Matches. In 2007 it hosted the Senior PGA Championship. The Ocean course was named by Golf Digest as “America’s Toughest Course”. The Ocean course is a 7,356 yard course which offers spectacular views along tow and half miles of the Atlantic Ocean.

It was built on the grounds of an old indigo and cotton plantation. The lay of the land dictated a design that is reminiscent of Scottish golf.

Charleston 2010 Piccolo Spoleto Crafts Event, Presented by Charleston Crafts


The 31st Annual Charleston South Carolina 2010 Piccolo Spoleto Crafts event is located in Wragg Square at the intersection of Meeting Street and Charlotte Street in downtown historic Charleston. Lois and I went to the 2010 Piccolo Spoleto Crafts event Saturday. The weather was great and the Craft show was even better. There are nearly 100 exhibitors, each with a unique craft. I highly recommend you check it out.

The Piccolo Spoleto craft event has evolved into one of the premier regional craft fairs and features two weekend events, in combination with daily demonstrations at the Charleston Crafts Gallery located at 161 Church Street in historic Charleston South Carolina.

Charleston Crafts, Inc. was began in 1989 as a pilot project of Piccolo Spoleto, local artists formed a cooperative venture to present an ongoing display of crafts to the public. In addition to featuring the work of local Charleston artists the membership endeavors to involve the public in the diverse craft arts produced here in the Lowcountry. Anyone interested in supporting the goals of Charleston Crafts is invited to join as an associate member. Beachwalker Park on Kiawah Island – One of America’s Top 10 Beaches


Charleston County’s Beachwalker Park is located on the western end of Kiawah Island and is about 30 minutes from downtown Charleston. Tennis and golf are featured here, as well as interpretative tours of the fauna and flora of the island. This is certainly a nature-lovers coast, so visitors should pack their canoes and kayaks to paddle through the tidal inlets or walk down to St. Sam’s Inlet to see thousands of birds. The water is not clear here, but it is clean and provides for fantastic seafood for low-country cooking. Visitors can also pack their bicycles, since the sand is compact enough to ride along the 10-mile long barrier island.

Beachwalker Park (Kiawah Island, SC): Kiawah Island's Beachwalker Park is eighth on the list of Top 10 Beaches produced annually by coastal expert Stephen P. Leatherman, also known as 'Dr. Beach,' director of Florida International University's Laboratory for Coastal Research. Dr. Stephen P. Leatherman, known throughout the United States and internationally as Dr. Beach, is regarded as the country's leading authority on beach quality and ratings. A Ph.D. coastal scientist, professor of environmental studies and Director of the Laboratory for Coastal Research at Florida International University and acclaimed author, Dr. Leatherman is perhaps best known for his annual America's Best Beaches Top 10 List.

Dr. Leatherman's first Top Beach list was issued in 1991. Since then, every year around Memorial Day, beachgoers and beach communities anxiously await his latest list of the ten best public recreational beaches for swimming, walking, scenery, sports, and other activities. Beaches along the Atlantic Ocean, the Gulf of Mexico and the Pacific Ocean are objectively evaluated using a rating scale that covers 50 different criteria, ranging from beach width, sand quality, water temperature and strengths of currents to human impact issues such as lifeguards, the presence of litter and undesirable noise.

The list of 2010 top ten beaches includes the same four beaches in the Southeast U.S. as last year's list, two in Florida, one in North Carolina and one in South Carolina: Cape Hatteras moved up three places, from seventh place to fourth place this year. Kiawah Island's Beachwalker Park moved up two places, from tenth to eighth place. Florida's Siesta Beach remained in second place and Cape Florida State Park dipped a few spots from eighth to tenth place.

How Green is Your Attic?

How Green is Your Attic?


According to the Department of energy 44% of an average household’s energy dollars is for heating and air conditioning. For a relatively modest investment in insulation materials and labor, a consumer can lower those costs on an ongoing basis and generate a rapid payback.
Though insulating a home is green in itself, some alternatives are greener than others. Some use recycled materials while others use new technology, while others use older products made in a more earth friendly way.

5 Green Insulation Options

1. Cotton insulation is made from recycled scrap generated during denim manufacturing. It is flame resistant and is about twice as costly as fiberglass with about the same R-factor.

2. Mineral wool insulation is made from steel slag or natural rock that is manufactured into a flame resistant fiber. It contains over 75% recycled materials. It is moisture resistant and holds its R-value when wet. It can be used in below grade applications.

3. Fiberglass made from abundant silica and has been made greener through the inclusion of post consumer and post industrial recycled materials.

4. Cellulose is today’s green loose fill insulation of choice. It is composed of roughly 75% recycled shredded newsprint treated to be flame resistant. Cellulose is not advisable to use in areas prone to moisture.

5. Polyiso is considered the most environmentally friendly spray foam and rigid foam board. It has a higher R-value than batt, and loose fill insulation and can be used anywhere in a home except below grade.

With all the above insulation alternatives above , proper installation is the key to tightening a home. Poorly installed insulation that leaves gaps or is not well sited to the moisture levels can compromise the R-value of the insulation. Some installations may qualify for a tax credit.

South Carolina April 2010 Market Analysis

South Carolina April 2010 Market Analysis


As expected, buyers in South Carolina took advantage of the federal first-time home buyer tax credit last month, which officially came to a close on April 30. Pending Sales were up 16.3 percent versus last year at this time, with 4,802 contracts written. That is the highest number of pending sales since April 2008. Closed Sales were also up 25.0 percent to 4,196.

To capitalize on buyer activity, sellers added 10,863 new listings to the market in April, an increase of 22.3 percent compared to last year. They may have also been encouraged by the Median Sales Price which was up 4.4 percent to $144,000. This influx of listings has pushed the Months Supply of Inventory up 3.7 percent to 14.9, and inventory itself was also up 3.2 percent to 56,844. This is also a high mark. In fact, it's the most properties available in South Carolina since modern methods of data tracking began in 2007.

Hege’s Kiawah is located at Freshfields Village adjacent to both Kiawah Island and Seabrook Island. My wife, Lois, and I ate there last evening celebrating her birthday. May is always a busy family month for me (our youngest son’s birthday, or other son’s wife’s birthday, Mother’s Day, our wedding anniversary, and Lois’ birthday).

The food at Hege’s Kiawah is excellent, the service is great, and the cost is surprisingly affordable. We both took advantage of the three course dinner special for $31.95, and there are many other excellent options on the menu.

Richard Hege, is the owner / Chef Hege's Kiawah at Freshfields Village, Kiawah Island. The cuisine at Hege's is based on simplicity, light natural sauces and recognizable menu items. Hege's uses fresh seasonal products cooked and served the way they were intended to be, and service is based on appreciative hospitality. The restaurant is French-inspired in its food and decor while the atmosphere is casual and inviting.

Hege's private and semi-private dining rooms provide a perfect setting for upscale cocktail parties, great sit-down dinners, business functions, rehearsal parties, charity events, and other personal occasions. The restaurant and bar encourages patrons to stop by after work or play for cocktails and great appetizers.

The National Historic Landmark Heyward – Washington House built in 1772 and is one of two National Historic Landmark Homes operated by the Charleston Museum. The other one is The Joseph Manigault House was built in 1803.

The Heyward – Washington Home also known as “Charleston’s Revolutionary War House” is a Georgian style double house that belonged to the Revolutionary War patriot and signer or the Declaration of Independence Thomas Howard Jr. George Washington stayed there during his southern tour of 1791. You will see a magnificent collection of Charleston made furniture including the priceless Holmes Bookcase, considered to be the finest example of American made furniture. Outbuildings include the fully equipped circa 1740’s kitchen building. The exquisite formal garden features plans familiar to Charleston in the late 18th century.

The Charleston Spoleto Festival USA 2010 will run from May 28th to June 13th. Spoleto Festival USA in Charleston, South Carolina, is one of the world's major performing arts festivals.

It was founded in 1977 by Pulitzer Prize-winning composer Gian Carlo Menotti, who sought to establish a counterpart to the Festival dei Due Mondi (the Festival of Two Worlds) in Spoleto, Italy. The Ocean Course is one of Pete Dye’s most superb designs. The Ocean Course has been selected as the host site for the 2012 PGA Championship. It first received attention as the host of the 1991 Ryder Cup Matches. In 2007 it hosted the Senior PGA Championship. The Ocean course was named by Golf Digest as “America’s Toughest Course”. Kiawah Island March 2010 Homes Sales Best in Two Years


Kiawah Island had 28 residential homes sold in March 2010 totaling $41.5 million dollars. This represents the largest single month sales volume in two years at Kiawah Island and a 537% increase over March 2009. The sold homes prices ranged from $275,000 to $4.6 million.

These positive sales figures come at the same time as a Barrons’s article which was printed in March 2010 that named Kiawah Island as the second best luxury home community in the United States behind only Maui, Hawaii.

Rosebank Farms Café is located at Bohicket Marina and overlooking Bohicket Creek on Seabrook Island and just minutes from Kiawah Island. My family has been going there since they opened and I believe they are among the best restaurants on Seabrook and Kiawah Islands.

My wife and I ate there this past week celebrating our 35th anniversary. The food is outstanding and the deserts are even better. I believe they have the best fried chicken and chocolate cake in the Lowcountry. I highly recommend the blue plate specials for lunch; my wife is a big fan of all the salads and the crab cakes. The dinner entrees with their local southern dishes served island style are just as good. The food is outstanding and the prices are more than fair.

Today’s New Construction Homes

Housing starts began declining in 2006 and have yet to show a significant rebound. New construction homes are definitely smaller. Consider these facts: the average size of a single family house was flat in 2008 and down in 2009, homes with at least 3 bedrooms were down in 2009 for the first time since 1992, homes with for or more bedrooms have been falling since 2007, and homes with two stories peaked in 2006 and have been in a downward trend since.
Homebuyer’s are still interested in the “WOW” factor, but there are different ways to get it.

Having a plan for an emergency and creating a preparedness kit that's tailored to your needs could be the key to your family's safety if disaster strikes.

Preparing an emergency kit you hope never to use may seem like a waste of time and money. But when disasters happen that are beyond your control, you can take charge of how you respond. "What became clear in Hurricane Katrina is that in big events, the government isn't going to come to your aid right away. You have to be prepared to take care of yourself," says Rick Bissell, PhD, a professor of emergency health services at the University of Maryland, Baltimore. According to a 2008 FEMA survey, more than half of all U.S. households have some sort of disaster preparation in place. If yours isn't one of them, here's what you need to do.
First, make sure important papers are in order

If a flood destroys your home, you could spend weeks or even months just trying to re-create the essential documents you'll need to get back on track. That's why it's critical to have backups of important papers, including the deed to your house, proof of insurance, medical records, passports, social security cards, and a list of personal contacts. Keep one copy at home in a portable case and another offsite in a safe place. But along with the basics like food and water, it's important to have what you need for your particular situation. You may not need extra blankets in southern California, but you do need escape ladders in case of wildfire. And you'll want extra blankets to survive a winter power outage in Maine.
Think about what you need for the safety of your house, too. Knowing where to find the main electrical and water shutoffs-and having the right wrench to turn them-can make the difference between a house that weathers the storm and one that experiences catastrophic flooding or fire.

A basic emergency preparedness kit

1. Water: One gallon per person per day for at least three days, for drinking and sanitation; double if you live in a very hot climate, have young kids, or are nursing. Bottled water is best, but you can also store tap water in food-grade containers or two-liter soda bottles that have been sanitized. Factor in your pet's water needs, too.

2. Food: At least a three-day supply of non-perishable’s and a can opener. Pack protein, fruit, and vegetables, but make sure they're in a form you actually like-it's bad enough not to have access to fresh food without also having to subsist on nothing but canned tuna. Include treats like cereal bars, trail mix, and Tootsie Rolls. Store food in pest-proof plastic or metal tubs and keep it in a cool, dry place.

3. Flashlights and extra batteries: "Candles are not recommended because there are many house fires caused by candles left unattended," says David Riedman, a public affairs officer with FEMA.

4. First-aid supplies: Two pairs of sterile gloves, adhesive bandages and sterile dressings, soap or other cleanser, antibiotic towelettes and ointment, burn ointment, eye wash, thermometer, scissors, tweezers, petroleum jelly, aspirin or non-aspirin pain reliever, and stomach analgesics such as Tums, Pepto-Bismol, and a laxative. (All those Tootsie Rolls can be hard to digest.)

5. Sanitation and hygiene supplies: Moist towelettes, paper towels, toilet paper, garbage bags, and plastic ties. You might also want travel-size shampoo, toothpaste/toothbrush, and deodorant.

6. Radio or TV: Keep a portable, battery- or crank-operated radio or television and extra batteries to remain connected in case the power goes out, as well as an extra cell phone charger.

7. Plastic sheeting, duct tape, and dust masks: In case you need to seal your home or shelter from airborne contaminants.

Update your kit as your needs change, and replace food and water approaching its expiration date. You might pick a specific time each year to check, such as before hurricane season in the south or after Thanksgiving if you live in the north. The Home Star Energy Retrofit Act of 2010 (H.R. 5019) passed the House of Representatives Thursday with bi-partisan support, on a vote of 246 – 161.

Home Star is a two year program ($6 Billion funded total) from the federal government designed to encourage homeowners to retrofit their homes for energy efficiency, to create good American jobs in the construction and manufacturing industry, and to reduce our country’s dependency on foreign energy sources.

Homeowners are incentivized to conduct whole-home energy retrofits (Home Star Gold) or install individual American-made, energy-saving products (Home Star Silver).

Home Star Gold: If a homeowner makes their home 20% more energy efficiency, they receive $3,000. For each additional 5% of energy reduction reached, the homeowner is eligible for an additional $1,000 up to a total of $8,000 or 50% of the cost of the retrofit – whichever is lower.

Home Star Silver: Provides upfront rebates for specific energy-saving investments such as attic or wall insulation, duct sealing, whole-home air sealing, or heating system replacement.

Homeowners receive up to $1,500 per improvement – capped at a total of $3,000 or 50 percent of the total project cost.

Foreclosures Fall in Most of Top Metro Areas


Foreclosure activity fell in 14 of the top 20 U.S. metropolitan areas in the first quarter compared with a year earlier, even though total U.S. foreclosures rose, RealtyTrac said on Thursday.

The declines in some big metro areas, however, reflected government efforts to stem foreclosures and did not indicate that the tide of foreclosures has turned, RealtyTrac said.

The Sun Belt continued to lead in foreclosures, with four Sun Belt states accounting for all of the 20 metropolitan areas with the highest rates in the first quarter, the real estate data company said.

But the majority of those top metro areas, with populations over 200,000, reported decreasing foreclosure activity compared with the first quarter of 2009, RealtyTrac, based in Irvine, California, said.

California accounted for 10 out of the top 20 metro foreclosure rates, followed by Florida with seven, Nevada with two, and Arizona with one, RealtyTrac said in a quarterly report.
Foreclosure activity declined on a year-over-year basis in eight of 10 biggest metro areas.
"The decreasing foreclosure activity in some of the nation's top foreclosure hot spots in the first quarter is largely the result of government intervention and other non-market influences, and not a sure signal that those areas are out of the woods yet when it comes to foreclosures," James J. Saccacio, chief executive of RealtyTrac, said in a statement.

He said a federal government program designed to encourage short sales, which was launched April 5, may have caused delays in the initiation of some foreclosures. In a short sale, a lender agrees to accept a sales price that is less than the amount owed on a mortgage.

RealtyTrac said 77 percent of large U.S. metropolitan areas posted year-over-year increases in foreclosure activity. Foreclosure activity nationwide increased 16 percent from the first quarter of 2009.

Las Vegas continued to post the highest foreclosure rate in the first quarter, with one in 28 housing units receiving a foreclosure filing, or 3.51 percent, 4.9 times the national average.

Buyers Should Push to Cut Junk Fees


Now is a good time for home buyers to push for lower closing costs.

Closing costs include lending charges, local tax and transfer fees, and expenses for such things as title insurance, appraisal costs, and other third-party services. The rule of thumb used to be about 3 percent of the cost of the property.

Today, most buyers should be able to do better than that, said Guy Cecala, publisher of industry newsletter Inside Mortgage Finance. Fees that buyers shouldn’t have much trouble negotiating away include wire-transfer fees, loan application-processing fees, and high FedEx charges.
"It all boils down to what a lender will work for," says Cary Pearce, production manager at Provident Bank Mortgage in Riverside, Calif.
