How Green is Your Attic?
According to the Department of energy 44% of an average household’s energy dollars is for heating and air conditioning. For a relatively modest investment in insulation materials and labor, a consumer can lower those costs on an ongoing basis and generate a rapid payback.
Though insulating a home is green in itself, some alternatives are greener than others. Some use recycled materials while others use new technology, while others use older products made in a more earth friendly way.
5 Green Insulation Options
1. Cotton insulation is made from recycled scrap generated during denim manufacturing. It is flame resistant and is about twice as costly as fiberglass with about the same R-factor.
2. Mineral wool insulation is made from steel slag or natural rock that is manufactured into a flame resistant fiber. It contains over 75% recycled materials. It is moisture resistant and holds its R-value when wet. It can be used in below grade applications.
3. Fiberglass made from abundant silica and has been made greener through the inclusion of post consumer and post industrial recycled materials.
4. Cellulose is today’s green loose fill insulation of choice. It is composed of roughly 75% recycled shredded newsprint treated to be flame resistant. Cellulose is not advisable to use in areas prone to moisture.
5. Polyiso is considered the most environmentally friendly spray foam and rigid foam board. It has a higher R-value than batt, and loose fill insulation and can be used anywhere in a home except below grade.
With all the above insulation alternatives above , proper installation is the key to tightening a home. Poorly installed insulation that leaves gaps or is not well sited to the moisture levels can compromise the R-value of the insulation. Some installations may qualify for a tax credit.

South Carolina April 2010 Market Analysis

South Carolina April 2010 Market Analysis
As expected, buyers in South Carolina took advantage of the federal first-time home buyer tax credit last month, which officially came to a close on April 30. Pending Sales were up 16.3 percent versus last year at this time, with 4,802 contracts written. That is the highest number of pending sales since April 2008. Closed Sales were also up 25.0 percent to 4,196.
To capitalize on buyer activity, sellers added 10,863 new listings to the market in April, an increase of 22.3 percent compared to last year. They may have also been encouraged by the Median Sales Price which was up 4.4 percent to $144,000. This influx of listings has pushed the Months Supply of Inventory up 3.7 percent to 14.9, and inventory itself was also up 3.2 percent to 56,844. This is also a high mark. In fact, it's the most properties available in South Carolina since modern methods of data tracking began in 2007.

The National Historic Landmark Joseph Manigault House was built in 1803 and is one of two National Historic Landmark Homes operated by the Charleston Museum. The other one is The Heyward – Washington House built in 1772.

This three story suburban villa is a premier example of Federal, or Adam Style, architecture. The house reveals the lifestyle of a wealthy, rice planting family of French – Huguenot descent and the African American slaves who lived there. The interior boasts of American, English, and French furnishings, while a charming Gate Temple is the focus of a period garden.

Edmondston – Alston House at 21 East Battery, Charleston, South Carolina

Edmondston – Alston House at 21 East Battery, Charleston, South Carolina
Of Charleston’s many fine house museums, only the Edmondson – Alston ( constructed in 1825 and renovated in 1838) commands magnificent views of the Charleston harbor. Form its piazzas General P. T. Beauregard watched the fierce bombardment of Fort Sumter on April 12, 1861 which signaled the start of the Civil War. December 11th the same year the home gave refuge to General Robert E. Lee the night a fire threatened his safety in a hotel where he was staying.
The house was built in the late Federal style by Scottish shipping merchant Charles Edmondston at the height of his commercial success. A decade later, during an economic reversal known as “The Panic of 1837” Edmondston sold the home to Charles Alston. Altson quickly began to update the home in the Greek Revival style. The home has remained in the Alston family since that time.
This home is managed by the Middleton Place Foundation. Tours are offered Tuesday through Saturday from 10:00 AM to 4:30 PM and Sunday and Monday from 1:30 PM to 4:30 PM. For more information call 843-722-7171, or visit http://www.middletonplace.org/

Vacation-Home Sales Increased in 2009

Vacation-Home Sales Increased in 2009
Vacation-home sales recovered in 2009 while investment sales fell sharply, according to the National Association of REALTORS®.
NAR’s 2010 "Investment and Vacation Home Buyers Survey," covering existing- and new-home transactions in 2009, shows vacation-home sales rose 7.9 percent to 553,000 last year from 513,000 in 2008, while investment-home sales fell 15.9 percent to 940,000 in 2009 from 1.12 million in 2008. Primary residence sales rose 7.1 percent to 4.04 million in 2009 from 3.77 million in 2008.
NAR Chief Economist Lawrence Yun said, “The typical vacation-home buyer is making a lifestyle choice, with nine out of 10 saying they intend to use the property for vacations or as a family retreat. Investment buyers primarily seek rental income, with six in 10 planning to rent to others, although one in five wants a family member, friend, or relative to use the home.”
Half of vacation homes purchased last year were in the South, 21 percent in the West, 17 percent in the Midwest and 12 percent in the Northeast. Seven out of 10 were detached single-family homes.
The distribution of investment sales was fairly close to the distribution of population: 35 percent in the South, 25 percent in the West, 24 percent in the Midwest and 16 percent in the Northeast. There was a higher share of condos in investment sales: 27 percent of investment homes were condos vs. 21 percent of vacation homes.
Here is a breakdown of statistics from the survey:
Vacation-Home Buyers
1. Only one in four vacation-home buyers plan to rent their properties to others.
2. 26 percent of vacation-home buyers intend to use the property as a primary residence in the future.
3. The vacation-home market share rose a percentage point to 10 percent.
4. The median transaction price of a vacation home was $169,000 in 2009, compared with $150,000 in 2008.
5. Three out of 10 vacation-home buyers in 2009 paid cash for their properties.
6. The typical vacation-home buyer in 2009 was 46 years old, had a median household income of $87,500, and purchased a property that was a median distance of 348 miles from their primary residence.
Investment-Home Buyers
1. One in five investment buyers plan to use their homes for vacations or as a family retreat.
2. 8 percent of investment buyers intend to use the property as a primary residence in the
future.
3. The market share of homes purchased for investment was 17 percent in 2009, down from 21 percent in 2008.
4. The total share of second homes declined from 30 percent of sales in 2008 to 27 percent in 2009.
5. The median investment property sold for $105,000 last year, down 2.8 percent from $108,000 in 2008.
6. Half of investment buyers paid cash.
7. Investment-home buyers last year had a median age of 45, earned $87,200, and bought a home that was relatively close to their primary residence – a median distance of 24 miles.
8. Roughly one in four investment buyers purchased more than one property in 2009.

The jobs report released Friday by the U.S. Department of Labor shows that the nation’s labor market continues to be weak. While employers added 162,000 jobs in March, the largest gain since 2007, about 48,000 of them were temporary positions working for the Census. The unemployment rate held steady at 9.7 percent.
This situation has a serious impact on the housing market because people without jobs don’t buy houses, and some of the unemployed will be unable to pay their mortgages.
The Mortgage Bankers Association’s quarterly survey suggests that early-stage mortgage delinquencies may have already peaked — a good sign. Nevertheless, the pool of seriously delinquent loans continues to grow.
Freddie Mac Chief Economist Frank Nothaft is optimistic, but he warns, “Because of foreclosure moratoria, judicial backlogs, and [modification] trial periods, many loans are languishing either in late-stage delinquency or in the foreclosure process and could add to [bank-owned] inventories in the coming year.”

The government’s newest housing rescue effort, which was announced Friday, includes these key tenets:
1. As much as $14 billion of the Troubled Asset Relief Program (TARP) will be made available to pay for writing down second liens for loans whose borrowers refinance through the Federal Housing Administration.

The Citadel Museum
The Citadel Museum represents the history of The Military College of South Carolina from its founding in 1842 to the present. Arranged chronologically, the permanent exhibits feature the military, academic, athletic and social aspects of cadet life.
The past is brought to life with photographs from the Archives highlighting the exhibits. Memorabilia from special events, biographical sketches of the presidents of the college, as well as cadet uniforms and arms are displayed. Through a self guided tour, the visitor experiences the essence of each era in The Citadel's history.
A handsome display of Citadel rings from 1895 to the present is a focal point in the foyer of the Museum. Citadel men who lost their lives in wars since World War II are memorialized in photograph albums also in the Museum's foyer.

Although the museum is designed to be self-guided, group tours can be arranged by making an appointment in advance of the visit. Group size must be under 30 people for a guided tour, due to the size of the exhibit area.

Fort Sumter National Monument

Fort Sumter National Monument
Fort Sumter is the Island Fort where the Civil War began. On April 10, 1861, Brig. Gen. Beauregard, in command of the provisional Confederate forces at Charleston, South Carolina, demanded the surrender of the Union garrison of Fort Sumter in Charleston Harbor. Garrison commander Anderson refused. On April 12, Confederate batteries opened fire on the fort, which was unable to reply effectively. At 2:30 pm, April 13, Major Anderson surrendered Fort Sumter, evacuating the garrison on the following day. The bombardment of Fort Sumter was the opening engagement of the American Civil War. Although there were no casualties during the bombardment, one Union artillerist was killed and three wounded (one mortally) when a cannon exploded prematurely while firing a salute during the evacuation on April 14.

Home Buyer Tax Credit Summary

HOMEBUYER TAX CREDIT SUMMARY
There are only 53 days left for home buyers to take advantage of the home buyer’s tax credit. You must have a home under contract by April 30th and close by June 30th. Below are the details of the tax credit.
1. Extend through April 30, 2010 the tax credit for first-time homebuyers (up to $8,000 or up to 10 percent of the purchase price of the residence), allowing 60 days to close, provided that the homes are under a binding contract by that date;and provide homebuyer tax credit of up to $6,500 to owners who have been in the same principal residence for five consecutive years during the previous eight years.
2. Increase the income limitations to $125,000 for individuals and $225,000 for joint filers.

Confederate Museum in Charleston South Carolina
City Market stands on the site of filled in creek and marshy lands donated by the Pinckney family for a city market, with the stipulation that the property revert to the family if used for any other purpose. The market was built sometime between 1788, when the land was donated, and 1807, when a city ordinance was adopted for regulating the "Central Market" here. The first market consisted of a beef market at the Meeting Street end of Market Street, behind which was a country produce market. On the other side of East Bay there was a fish market. The present Market Hall, erected in 1841, was designed by Edward B. White in the Roman Revival style. Sheep and bull skulls decorate the stucco frieze, symbolizing the presence of a meat market. In the past, the proximity of the meat market was indicated by buzzards (Charleston eagles) who scavenged the debris thrown in the street at the end of the market day. For providing that valuable service, the buzzards were protected by law. Other ordinances regulated butcher cuts and weights, required vendors to wear clean white aprons, etc. No produce could be brought to market for sale a second time. The second floor of the Market Hall houses the Confederate Museum and is the headquarters of the Charleston chapter of the "United Daughters of the Confederacy." The market sheds behind the hall are difficult to "date" as the market has been rebuilt several times due to fires and tornadoes.

Existing-Home Sales Down, Prices Steady

Existing-Home Sales Down, Prices Steady
Existing-home sales fell in January but are above year-ago levels, according to the National Association of REALTORS®.
Existing-home sales — including single-family, townhomes, condominiums, and co-ops — dropped 7.2 percent to a seasonally adjusted annual rate of 5.05 million units in January from a revised 5.44 million in December, but remain 11.5 percent above the 4.53 million-unit level in January 2009.
Lawrence Yun, NAR chief economist, said there is still some delay between shopping and closing that affected current sales. “Most of the completed deals in January were based on contracts in November and December. People who got into the market after the home buyer tax credit was extended in November have only recently started to offer contracts, so it will take a couple months to close those sales,” he said. “Still, the latest monthly sales decline is not encouraging, and raises concern about the strength of a recovery.”
Inventory Levels
Total housing inventory at the end of January fell 0.5 percent to 3.27 million existing homes available for sale, which represents a 7.8-month supply at the current sales pace, up from a 7.2-month supply in December. Raw unsold inventory is 9.6 percent below a year ago, and is at the lowest level since March 2006.
“Activity should be picking up strongly in late spring as buyers take advantage of the tax credit, which is critical to absorb distressed properties reaching the market and to continually chip away at inventory,” Yun said. “With a downtrend in the number of homes on the market, especially in the lower price ranges, values are beginning to firm but with great variance around the country.”
Median Home Prices
The national median existing-home price for all housing types was $164,700 in January, unchanged from a year earlier. Distressed homes, which accounted for 38 percent of sales last month, continue to downwardly distort the median price because they typically are discounted in comparison with traditional homes in the same area.

NAR President Vicki Cox Golder said buying a home in the current environment has become more challenging. “First-time buyers and others who need a mortgage are increasingly losing out to all-cash investors for the best bargains in many areas, particularly for foreclosed homes where cash is king,” she said.
“Inventory conditions vary by price range, and of course there are major differences depending on location. REALTORS® are the best buyer resource for strategies on winning bids in increasingly competitive markets,” Golder said. “The bidding for more desirable homes will only accelerate between now and the April 30 contract deadline to qualify for a tax credit of up to $8,000.”
According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage edged up to 5.03 percent in January from 4.93 percent in December; the rate was 5.05 percent in January 2009.
Single-Family Homes and Condos
Single-family home sales fell 6.9 percent to a seasonally adjusted annual rate of 4.43 million in January from a level of 4.76 million in December, but are 8.6 percent above the 4.08 million pace in January 2009. The median existing single-family home price was $163,600 in January, down 0.4 percent from a year ago.
Existing condominium and co-op sales dropped 8.1 percent to a seasonally adjusted annual rate of 620,000 in January from 675,000 in December, but are 38.1 percent above the 449,000-unit level a year ago. The median existing condo price was $172,400 in January, which is 1.4 percent higher than January 2009.
Regional Performance
Existing-home sales in the Northeast fell 10.9 percent to an annual pace of 820,000 in January but are 22.4 percent above a year ago. The median price in the Northeast was $245,300, a gain of 8.8 percent from January 2009.Existing-home sales in the Midwest declined 6.9 percent in January to a level of 1.08 million but are 8.0 percent higher than January 2009. The median price in the Midwest was $130,300, which is 1.0 percent below a year ago. In the South, existing-home sales dropped 7.4 percent to an annual pace of 1.87 million in January but are 12.0 percent above a year ago. The median price in the South was $140,200, down 2.0 percent from January 2009. Existing-home sales in the West declined 5.2 percent to an annual rate of 1.28 million in January but are 7.6 percent higher than January 2009. The median price in the West was $203,400, down 5.8 percent from a year ago.

Existing-Home Sales Down, Prices Steady
Existing-home sales fell in January but are above year-ago levels, according to the National Association of REALTORS®.
Existing-home sales — including single-family, townhomes, condominiums, and co-ops — dropped 7.2 percent to a seasonally adjusted annual rate of 5.05 million units in January from a revised 5.44 million in December, but remain 11.5 percent above the 4.53 million-unit level in January 2009.
Lawrence Yun, NAR chief economist, said there is still some delay between shopping and closing that affected current sales. “Most of the completed deals in January were based on contracts in November and December. People who got into the market after the home buyer tax credit was extended in November have only recently started to offer contracts, so it will take a couple months to close those sales,” he said. “Still, the latest monthly sales decline is not encouraging, and raises concern about the strength of a recovery.”
Inventory Levels
Total housing inventory at the end of January fell 0.5 percent to 3.27 million existing homes available for sale, which represents a 7.8-month supply at the current sales pace, up from a 7.2-month supply in December. Raw unsold inventory is 9.6 percent below a year ago, and is at the lowest level since March 2006.
“Activity should be picking up strongly in late spring as buyers take advantage of the tax credit, which is critical to absorb distressed properties reaching the market and to continually chip away at inventory,” Yun said. “With a downtrend in the number of homes on the market, especially in the lower price ranges, values are beginning to firm but with great variance around the country.”
Median Home Prices
The national median existing-home price for all housing types was $164,700 in January, unchanged from a year earlier. Distressed homes, which accounted for 38 percent of sales last month, continue to downwardly distort the median price because they typically are discounted in comparison with traditional homes in the same area.
